I would like to take some time and talk to you, the consumer, about the difference between a design/build remodeling company and an architect in terms of residential construction. It is a common misconception that in Ohio and Michigan you need to hire an architect and/or engineer to create blueprints for a residential new build or remodeling project. This is only true in Michigan if your project exceeds 3500 square feet. In Ohio, this is not the case at all.

A draftsman, draftperson or CAD (Computer Aided Design) Operator is all that is required to obtain permit-ready plans. These technicians are trained in CAD and standard building practices that will comply with local building codes for use in residential construction.

An architect is a person who plans, designs, and oversees the construction of residential, commercial, and industrial buildings. Practicing architecture means to provide services in connection with the design of buildings and the space within the site surrounding the buildings that have human occupancy or use as their principal purpose. You must be licensed to practice architecture.

So What is the Difference?

Architects create highly complex drawings that encompass every aspect of a building, from the initial concept through to the final construction stages. An architect has a great deal more responsibility than a draftsman and is usually involved in every stage of the building process.

The educational requirements for becoming an architect are much higher than what is required to work as a draftsman. In terms of draftsman vs architect cost, it would be much more expensive to hire an architect than a draftsman. According to Forbes, the average cost to hire an architect is between 5-20% of the total building cost. Even though the architect is highly involved with the plans and design of the building, typically the construction is outsourced to a third-party builder, general contractor, or construction management company. This is an additional cost to the architect’s fee. Typically, 10% of construction costs.

Design/build firms with in-house draftsmen have an advantage in that the design, plans, and construction are all under one roof. What this means is more control of construction costs due to designing according to the customer’s intended budget and understanding and applying current building costs in the design. The draftsman and contractor work hand in hand by sharing information and maximizing what is possible to obtain a design that won’t break the bank. Unlike architects, draftsmen specialize in residential construction only, and are familiar with residential building techniques and products that will not only comply with building codes but keep cost at a minimum. The contractor and local building jurisdiction take the responsibility and liability to make sure that the project is built to code. The cost to hire a draftsman to draw plans is closer to 2.5%. The cost for construction management of an average project is 10%.
